Under the Fair Housing Act, it is illegal to:
- Refuse to rent or sell housing
- Refuse to negotiate for housing
- Make housing unavailable
- Set different terms, conditions, or privileges for sale or rental
- Provide different housing services or facilities
- Falsely deny that housing is available for inspection, sale, or rental
- Deny access to or membership in a facility or service related to the sale or rental of housing
- Advertise or make any statement that indicates a limitation or preference based on protected characteristics
All property listings on SellAndBuys must comply with fair housing advertising guidelines. Listings should describe the property and its features, not the type of person the owner prefers as a buyer or tenant.
Acceptable Language:
- "Spacious 3-bedroom apartment"
- "Close to public transportation"
- "Quiet neighborhood"
- "Modern kitchen with new appliances"
Prohibited Language:
- "Perfect for young professionals" (age/familial status)
- "No children" (familial status)
- "Christian community" (religion)
- "Able-bodied only" (disability)
- "English speakers only" (national origin)

To report a listing on SellAndBuys that you believe violates fair housing laws, please use the "Report Listing" feature on any property page or contact us directly.
While the Fair Housing Act primarily applies to residential properties, SellAndBuys applies fair housing principles to all listings as a matter of best practice. Additionally, state and local laws may extend fair housing protections to commercial properties. All users are expected to comply with applicable non-discrimination laws in their jurisdiction.
